Start with how you want to live
Most buyers know a few things right away: a rough budget, an area, the kind of home. The rest comes out in conversation. Before you tour a single house, I ask how you spend your days, what you cannot give up, and what you would trade. Then I build your search around those answers instead of sending you a generic list.
If you already have a wish list, I will use it. If you do not, that is fine. Many of my clients start with a few ideas and a lot of questions.
The details that change the cost
A listing shows the price. It does not always show what living there costs. Insurance, flood zone, roof age, and homeowners association rules can all change the real monthly cost of a home. I look at these with you before you write an offer, so the number you see is closer to the number you will pay.
You can browse homes any time on the search page or start with a community from the communities list. When something catches your eye, send it to me and I will tell you what I see.
Buying in a 55+ community
Ocala has many 55+ communities, and they are not all alike. Some are gated. Some have golf. Fees, amenities, and rules differ from one to the next, sometimes from one neighborhood to the next inside the same community. Each community sets its own age rules, and I will ask for the current rules of any community you are considering.

Moving from another state
Buying from a distance is common here. I can set up video tours, answer questions by phone or text, and keep you informed while you are still packing. When you arrive, you can spend your time in Ocala seeing the short list in person instead of starting from scratch.

I work with VA homebuyers and first-time buyers, and I take the time to explain each step in plain language. Financing, inspections, and the closing timeline can feel like a lot at once. I work closely with lenders, title companies, inspectors, and attorneys, and I will tell you what is happening and what comes next.
