On Top of the World is a gated 55+ community in southwest Ocala, in Marion County. It is one master-planned community made of several neighborhoods, so it is not one HOA and it has no single fee. Development began in the early 1980s on the former Circle Square Ranch, and the developer is Colen Built Development, LLC.
This page comes from SwanGate Real Estate Services, an Ocala brokerage led by Broker-Owner Mika Harris. SwanGate is a different business from “On Top of the World Real Estate of Marion County,” the resale and rental contact named on the community’s own Ask A Resident page.
The neighborhood names matter more than the community name. OTOW Central is the original part of the community. Candler Hills is a separate neighborhood with its own association, and so are Indigo East and Weybourne Landing. The developer also markets newer neighborhoods such as Longleaf Ridge and Balfour. Circle Square Commons, next door, is a public town square and shopping area, not a neighborhood. Stone Creek is a nearby community in the same part of southwest Ocala.
The community’s own site counts more than 175 resident clubs and social and service organizations, and the amenities are spread across several buildings. The Recreation Center has an auditorium and ballroom, a pub, a heated pool, a fitness center, pickleball and racquetball courts, and an 18-hole miniature golf course.
The Arbors has a tennis center with 10 courts, an indoor heated lap pool, bocce courts, and a dance studio. Veterans Park has an archery range, a community garden, a dog park, and shuffleboard. The Hobby Building has a library, a woodworking shop, and a model train room.
Golf is a big part of the identity. There are three 18-hole courses. The Links and The Tortoise & The Hare are private courses for residents, and Candler Hills Golf Course is semi-private. According to the developer’s fee sheet, annual golf memberships are available but not required. Golf cart paths run through the community, and complimentary bus service goes to major shopping areas.
Which amenities you can use depends on your neighborhood. Residents of Indigo East and Weybourne Landing may buy a pass to use OTOW Central amenities. The only price published for that pass is from 2023, so ask Mika for the current figure.
The age rule is the community’s own. The current resident application says at least one person living in the home must be 55 or older, and no one under 17 may live there. The recorded rules also require that at least 80 percent of the homes have a resident who is 55 or older.
A child under 17 may visit overnight for up to 30 days in any 12 months. The community’s Ask A Resident page adds that one person on the deed must be 55 or older, or turning 55 within six months of closing. See all of the 55+ communities SwanGate covers.
SwanGate does not publish a price range for On Top of the World. Prices depend on the neighborhood, the style of home, and whether the land is owned or leased, and a single range would mislead more than it helps. Ask Mika for current listings and recent sales in the neighborhood you are considering.
Three things change what a home really costs to own, and they are worth comparing before you compare list prices. The first is ownership type: OTOW Central neighborhoods are leasehold, which means the land under the home is leased, while Candler Hills, Weybourne Landing, and Indigo East are fee simple, which means the owner owns the land. The second is the monthly community service fee, which is set neighborhood by neighborhood. The third is which amenities come with the neighborhood and which need a pass.
If you are weighing this community against The Villages, compare the rules and the ownership structure, not just the sticker price. The Villages requires at least one household member to be 55 and no full-time resident under 19, and it spans Lake, Sumter, and Marion counties.
Before you make an offer on any home here, ask four things: which association it belongs to, whether the land is leased or owned, what the current monthly fee is for that neighborhood, and which amenities are included. Owners who are thinking about selling can find out what a home is worth.
There is no single On Top of the World fee. Each neighborhood pays its own monthly community service fee, and the amount depends on the neighborhood and the level of service included. Most buyers call it the HOA fee. Fees are set each budget year, so use the sheet for the year you plan to buy in.
Two official 2026 figures are published. Candler Hills is $366.10 a month, based on the operating budget for January 1 through December 31, 2026, with additional fees for more than two occupants. That fee covers fire hydrants, curbside trash and recycling, street maintenance and lighting, basic internet, golf cart paths, complimentary bus service, the gate system, and common-area landscaping. Weybourne Landing is $226.03 a month, from the developer’s sheet dated January 2026.
For OTOW Central, the developer’s 2026 schedule of fees is a scanned image without a readable dollar amount. Ask Mika for the current figure, and for how the lease is structured on a specific home. The same goes for Longleaf Ridge and other newer neighborhoods.
The community is gated, and a gate attendant checks guests before 6 p.m. Some neighborhoods run their own rules documents, so confirm the rules for the exact neighborhood before you buy.
A lot is close by. Circle Square Commons, next door, has a town square, shops, a cultural center, a fitness center, and a lifelong learning program. It is open to the public, and a farmers market runs there every Thursday. Golf cart paths connect much of the community, and the complimentary bus goes to major shopping areas.
For trips into town, downtown Ocala is about 20 minutes by car, roughly 10.4 miles, measured from the association office with no traffic. The nearest hospital, HCA Florida West Marion Hospital, is about 12 minutes away, roughly 5.6 miles. AdventHealth Ocala and HCA Florida Ocala Hospital are each about 20 minutes. These drive times are approximate and will vary with traffic.
The community and sales office is at 8447 SW 99th St. Rd., Ocala, FL 34481. The developer keeps adding neighborhoods, so ask Mika what is planned near a home you like.
Owners can rent their homes, with rules. The published OTOW Central rules and the current resident application require prior written approval from the association for any lease, and approval of all non-owners is renewed every three years. An unfurnished lease must run at least one year and no more than three years.
A furnished lease may not be shorter than six months plus one week. Short-term and interval use are not allowed, individual rooms cannot be rented, tenants need renter’s insurance, and non-owners go through a background and credit check. At least one person living in the home must still meet the age rule.
Because the land under an OTOW Central home is leased, an owner who lives elsewhere should read the lease terms as closely as the rental rules. Family use is limited too. Adult children may not use the home while the owner is away, though family may visit while the owner is there. Ask Mika whether Indigo East and Weybourne Landing follow the same lease minimums before you plan around them.
