Calesa Township is a master-planned, new-construction community in southwest Ocala, ZIP 34474, built by Colen Built Development, LLC, the developer of On Top of the World Communities. It is a separate community from On Top of the World, with its own homeowners association. It is not a 55+ community: its own FAQ says it is a family community for all ages, and there is no age rule. What it is like to live here
The community’s own site lists miles of paved and unpaved trails, Roan Hills Park with a pool as its centerpiece, and Adventure Park with a bicycle pump track, a skate park, and a playground. Florida Aquatics Swimming and Training, an 82,000-square-foot swim venue next to the community, gives residents a free membership, limited to four per household. Ina A. Colen Academy, a K-8 public charter school overseen by an independent non-profit board, is adjacent.
Homes and size
The community offers one- and two-story single-family detached homes, in neighborhoods that include Roan Hills and The Groves of Calesa Township. The master plan calls for close to 5,000 homes on about 1,850 acres at completion. That is the plan, and the number built so far is not published. Ask Mika what is listed now.
Fees and rules
The community has a single HOA. The developer advertises $155 per month for the 2026 budget year in The Groves of Calesa Township, and other neighborhoods may differ. The HOA fee covers common-area and trail landscape maintenance, common-area irrigation, electronic neighborhood entry gates, and neighborhood amenities. Ask Mika about community development district charges, special assessments, and rental rules, none of which the developer publishes.
Getting around
By public map routing without traffic, downtown Ocala is about 22 minutes away (10.6 miles), and HCA Florida West Marion Hospital is about 16 minutes away (6.9 miles). See also SummerGlen, a 55+ community in south Ocala.
What to ask before you tour
Ask which neighborhood a home is in, since fees and gates can differ from one neighborhood to the next. Ask what the HOA charges there, whether the neighborhood is gated yet, and whether any district charges or special assessments apply.
