What it is like to live here

Ocala is the county seat of Marion County, Florida, and the principal city of the Ocala metropolitan area. It was incorporated as a city on January 28, 1885. This page is a guide to the City of Ocala and the neighborhoods around it, written for people who are thinking about buying a home here and for owners who live somewhere else. A word on names, because they get mixed up. The wider Ocala area, sometimes called Ocala/Marion County, is larger than the city limits. Several communities carry Ocala mailing addresses but sit in unincorporated Marion County, southwest of the city. On Top of the World, Oak Run, Stone Creek, and SummerGlen are examples. Each one describes itself as a 55+ community, and the 55+ communities guide covers them together. The city itself has no age rule.

The Census Bureau estimates that Ocala had 71,753 residents on July 1, 2025. That is up from 63,663 in its April 2020 estimates base, a rise of 12.7 percent. Searches sometimes ask why people are leaving Ocala. The public numbers point the other way. Why any one household decides to come or go is a personal matter, and Mika is glad to talk through it.

Daily life centers on places the city and the county tourism office name. The Ocala Downtown Square has restaurants, boutiques, and events. Tuscawilla Park is in the city’s parks directory, and Tuscawilla Art Park, just north of the Downtown Square, shows outdoor sculptures. The state tourism site also lists Sholom Park and the Marjorie Harris Carr Cross Florida Greenway. The city’s Recreation and Parks department, at 828 NE Eighth Avenue, runs the parks and events. For golfers, the county tourism site says the Ocala area has more than 20 championship golf courses.

Homes and prices

There is no single kind of Ocala home. The city, its nearby neighborhoods, and the communities with Ocala addresses each have their own mix of homes, lots, and rules. The live search on this page shows what is for sale right now, and you can narrow it by neighborhood or by ZIP code below. Because so many communities with an Ocala address sit outside the city limits, check a home’s exact location and which association, if any, it belongs to before you compare it with another. Mika can confirm both for any listing you are curious about.

For a sense of scale, the Census Bureau reports a median value of owner-occupied housing units in Ocala of $241,400 for 2020 to 2024, and an owner-occupied housing unit rate of 52.1 percent. Read these carefully. The value comes from a multi-year survey, so it is a survey estimate, not a current sale price. It also covers the city of Ocala only, and it says nothing about any one neighborhood.

A current median sold price from the local listing service is not published on this page. Ask Mika for recent sold homes in the neighborhood you are considering. That answer is more useful than a city-wide figure, and it comes with a date.

Readers often ask for the best part of Ocala to live in. SwanGate does not rank neighborhoods, because the right place depends on your budget, your routine, and what you want nearby. Fees and rules

Ocala has no city-wide homeowners association. Fees and rules vary by neighborhood. Some neighborhoods have an association with dues, some have none, and some communities are run in another way altogether. Oak Run, for example, has no conventional association. Its amenities are privately owned, and residents pay a monthly service fee. That is why the same question about fees can have different answers on two streets a mile apart.

For any neighborhood you are considering, ask the same short list of things. Find out whether there is an association and what the dues cover. Find out how often dues can change and whether any special assessments are planned. Learn the rules on renting the home, and whether an age rule applies. Age rules belong to individual communities. The four communities named above each state their own age rule, and those rules differ from one community to the next. Their own pages explain what each one publishes and what still needs to be confirmed with the community. Outside those communities, no age rule comes with an Ocala home just because of where it is.

Getting around

Measured from Ocala City Hall at 110 SE Watula Avenue with public map routing, with no traffic, on September 21, 2026, the Downtown Square is about 2 minutes away (0.6 miles). All the times on this page are approximate.

Hospitals are close to downtown. From City Hall, HCA Florida Ocala Hospital at 1431 SW 1st Avenue is about 3 minutes away (0.9 miles), and AdventHealth Ocala at 1500 SW 1st Avenue is about 4 minutes away (1.1 miles). HCA Florida West Marion Hospital is on the southwest side at 4600 SW 46th Court. For a sense of the drive from the southwest, Stone Creek is about 26 minutes from the Downtown Square and Oak Run is about 24 minutes, by the same kind of measure.

Renting and owning from out of town

Rental rules in Ocala vary by community and by association, and a city-level answer does not exist. Some places allow leasing with an approval step. Others publish little about it. Before you buy a home you plan to rent, get the rental rules from the association or community in writing. Oak Run is one example that publishes a documented approval process for leases.
