Oak Run is a 55+ golf community in southwest Ocala, Florida, developed by Oak Run Associates, Ltd., which does business as Decca. This page is about the Oak Run in Marion County, in ZIP codes 34476 and 34481, not another Oak Run elsewhere in Florida. Its golf course is Royal Oaks Golf Club. Some third-party sites call the community Oak Run Country Club, so you may see either name. This page uses Oak Run for the community and Royal Oaks Golf Club for the course. Its own FAQ says development of the almost 1,400 acres began in 1985. The community’s website lists 3,479+ homes and 6,000+ residents. At that size, the amenities are divided among several clubs rather than kept in one center.

Royal Oaks Golf Club is an 18-hole, par 72 course of 6,703 yards at 11220 SW 69th Circle, with the Oak Room Bar and Grill. Golf is not included in the monthly service fee, so it is a separate decision. The membership year runs from October 1 to September 30, and tee times can be booked online. A third-party community guide dates the building of Oak Run homes from 1985 to 2007, which means the homes you see for sale here are resales. Because building ran for more than twenty years, the homes vary in age.
This page does not show a price range. No current, dated figure is available to quote responsibly, and an out-of-date number can mislead a buyer more than no number. The live search on this page shows what is for sale right now.
One feature can affect what a home costs to own. Oak Run’s FAQ says there are 855 maintained lots, scattered through the community, where mowing, irrigation, mulching, and pest control are handled. Those lots are not every home. If a listing mentions a maintained lot, ask what that adds to the monthly cost. Ask Mika which homes sit on maintained lots.

Oak Run does not have a conventional homeowners association. In its own words, “Oak Run is not a conventional HOA, it is privately owned.” Residents own their homes, their land, and to the middle of the street. Oak Run Associates owns the amenities and common areas. An Oak Run Homeowners Association exists, but residents do not own the amenities through it.
Instead of association dues, residents pay a monthly service fee to Oak Run Associates. According to the community’s FAQ, the fee covers garbage and yard waste, a 24-hour security service, basic cable with Decca Digital Solutions, use of all the recreational facilities except the golf course, upkeep of the facilities and common areas, and the Oak Run information channel, channel 12. The community says the fee is raised only once a year, and only to adjust for cost of living.

The age rule is the community’s own, and the official documents are specific. The FAQ says that if someone living in the house is 55 or older, anyone 18 and older can live there. Visitors under 18 may stay thirty days in total per year. The association’s affidavit says at least one occupant per residence must be 55 or older. Who may buy is a separate question from who may live in the home, so confirm any purchase plan with the association’s office.
A few other published rules: no more than two domestic pets per home site, and no more than two motor vehicles at a home site at one time. Oak Run also has a gated RV lot on site. The FAQ page lists monthly rates for it, but the page is undated, so ask the association for the current amounts before you plan around them.

Oak Run describes its security as “24-hour private security services through its virtual guard gate and camera system.” That is access control through a virtual gate and cameras, and Oak Run notes that its guards are not law enforcement. Ask about how visitor access works when you tour.
Oak Run is a separate community from its neighbors. On Top of the World and Stone Creek are their own communities in southwest Ocala with their own rules and fees, and Oak Run is not part of either.
Leasing at Oak Run is allowed, and it is controlled. The official affidavit lists “Renter” as an occupant type. It requires proof of a 55+ resident, such as a driver’s license or other evidence of age. It says the 55+ and under-18 rules apply to “lessees, and all current or future tenants.” And it says “All property transfers, leases, and other assignments will be submitted to the Association for approval.” A separate Envera decal form exists for new renters.
The minimum lease term and any limit on how often a home can be leased are not published on the pages reviewed. Anyone planning to rent an Oak Run home should get those answers from the association in writing before making a decision.
