Selling your Ocala home
I am Mika Harris, Broker-Owner of SwanGate Real Estate Services. I price your home with real sales, market it clearly, and handle the negotiation myself.
Start with an honest number
Selling well starts with the right price. Too high, and the home sits while buyers move on. Too low, and you leave money behind. I look at recent sales of similar homes near yours, then at what makes your home different: condition, updates, lot, and location.
I share the reasoning with you, not just the number. You should understand why a price makes sense before you agree to it. If you want a starting point today, use the home value form and I will send you a personal reply.
Getting the home ready
Preparation does not have to mean a renovation. Often it is a short list: repairs a buyer would notice, a clean and open feel, and a plan for photos and showings. I will walk through the home with you and tell you what is worth doing and what is not. Some choices cost little and matter a lot. Others cost a lot and change little.
Marketing your home
Your home is listed on the MLS, where buyers and their agents search. I write the listing so it says what makes the home appealing, and I answer questions from interested buyers and agents myself. When you have questions about how buyers are responding, you can ask me directly.
Negotiating for you
An offer is more than a price. Timing, inspections, repairs, and financing terms all matter. I read every offer with you, explain what each term means, and negotiate on your behalf. The decision is always yours. My job is to make sure you see the full picture before you make it.
Selling in a 55+ community
If your home is in one of Ocala’s 55+ communities, buyers will ask about fees, rules, and amenities. Each community sets its own age rules, and I check them early so there are no surprises for you or the buyer. You can read about the communities I know best on the 55+ communities page.
Selling from out of town
You do not have to be in Ocala to sell here. I can keep you informed by phone, text, and email, and I can arrange for photos and updates from the home. If that sounds like your situation, read about owners who live elsewhere. My guide on selling an Ocala home from out of state covers the steps in more detail.
When time matters
If you need to sell on a shorter timeline, there are options, and each one has a cost. The selling fast page explains what a quick cash offer can mean for your bottom line and what I would do differently.
What working with me looks like
You will hear back from me, not from an assistant or an automated system. I am the licensed broker on your sale from the first conversation to closing day. I work closely with title companies, inspectors, attorneys, and other agents so each step keeps moving.
Find out what your home is worth
Start with the home value form, or call or text me at 352-850-6477. I will review your address and reply with a real number.
Questions people ask
How do you decide what my home is worth?
I compare your home with recent sales of similar homes nearby and consider its condition and features. You get a real number with the reasons behind it, not a computer guess.
Can you sell a home in a 55+ community?
Yes. I help owners sell in Ocala's 55+ communities. Each community has its own rules for buyers, so I check those rules early and explain them.
I need to sell quickly. What are my options?
A faster sale usually starts with pricing and preparation. My page on selling fast explains the tradeoffs, including what a quick cash offer can cost you.
I live in another state. Can you sell my home for me?
Yes. I work with owners who live elsewhere and keep them updated by phone, text, and email. The out-of-town owners page explains how that works.
